Candlewood Knolls is the only community we serve whose written guidelines tell you what color your shingles may be. The community guidelines call for shingling in the architectural pattern, like the roof on the clubhouse, with a shade of green or brown in one section and a light or dark gray in the other.

There is a wrinkle in that text worth flagging rather than papering over. The published guideline names the cabin section twice, once for green or brown and once for gray, even though the community is divided into a cabin section and a cottage section with different color rules for siding and body paint. Confirm with the board which rule applies to your street before ordering.

The construction rules are equally concrete, and they are the reason we plan staging here before we price. Equipment, trailers, materials, dumpsters and portable toilets are to be kept on the owner's property and not on the street, with any short term exception requiring written board approval for a stated timeframe. Nothing may block a dead-end turnaround.

Powered construction equipment is limited to 8:00 in the morning until 8:00 at night on weekdays, and 9:00 until 8:00 at weekends. The guidelines also make the owner responsible for damage to roads and drainage grates caused by heavy equipment, and they name roll-off dumpsters and material delivery trucks specifically. The housing is the oldest-feeling and emptiest on the lake. Of 192 units, 112 are held for seasonal or recreational use, which is 58 percent, and only 80 are occupied. The Candlewood Knolls Tax District is a real taxing body on the state list, formed to build and maintain the roads, employ watch officers and run the community water system. Its own guidelines confirm that external alterations still require a building permit from the Town of New Fairfield, so there are two approvals here, not one, and they are not interchangeable.

New Fairfield sits at 115 mph ultimate design wind speed and a 30 pound ground snow load under Appendix AY, outside the hurricane-prone region. That is a milder wind input than Brookfield across the lake, which is the sort of detail that decides which shingle line we quote and which we do not.
